MaineGeneral Alfond Center for Health

With the goal of reshaping and improving healthcare delivery, SMRT led a collaborative design team for this 192-bed regional replacement hospital.

This 640,000-square-foot inpatient facility was designed and built using integrated project delivery (IPD), a first for hospitals in the Northeast. Utilizing this innovative approach, the team delivered the project $20 million under budget and 10 months ahead of schedule.

Focused on the picturesque landscape and stream at the site center, the facilities incorporate the evidence-based concept of healing enhanced by nature with LEED and LEAN principles, creatively using light and integrating the buildings with the outdoors. Extensive healing gardens and outdoor spaces allow patients, staff, and visitors to enjoy views of and immersion in these beneficial landscapes. Recalling the native stream as a landscape focus, the recirculating pond and waterfall at the center of the gardens were created with innovative capture and reuse of roof water.

The IPD model extended to the site permitting process, as city, state, and federal regulators were collaboratively involved throughout the project, adding value and efficiency through clear communications and information sharing.
